Job Description – Lead Generation Specialist

What You’ll Do

Strategic Prospecting & Research

  • Identify and research high-potential leads across LinkedIn, industry databases, property records, and investor platforms
  • Build targeted prospect lists segmented by geography, company size, and business profile
  • Stay current on industry trends and triggers (acquisitions, expansions, regulatory changes) that create sales opportunities

Multi-Channel Outbound Outreach

  • Execute disciplined outbound campaigns via email sequences, cold calls, LinkedIn messaging, and social selling
  • Personalize outreach based on research — no generic templates
  • A/B test messaging and iterate based on response data

Lead Qualification & Handoff

  • Qualify leads using frameworks like BANT to ensure the sales team receives only high-value opportunities
  • Conduct initial discovery conversations to uncover pain points, budget, and decision-making timelines
  • Execute seamless handoffs to the sales team with detailed prospect briefs and context
  • Nurture early-stage leads with consistent, value-driven follow-up to move them through the funnel
  • Maintain impeccable CRM hygiene — every interaction logged, every status updated, every contact current

Tools You’ll Use

Proficiency in at least one tool per category is expected. You don’t need to know them all — we’ll invest in your growth.

  • CRM Platforms: GoHighLevel, HubSpot, Salesforce, or similar
  • Prospecting Tools: LinkedIn Sales Navigator, Apollo.io, Hunter.io, ZoomInfo
  • Communication: RingCentral, Phone.com, Google Workspace, Microsoft 365
  • Outreach Automation: Instantly, Lemlist, Mailshake, or similar sequencing tools

What We’re Looking For

  • 2+ years of direct experience in outbound lead generation, B2B sales, or inside sales (experience targeting property management or service businesses is a major plus)
  • Proficiency in GoHighLevel, HubSpot, or Salesforce — you understand pipeline management inside and out
  • Exceptional English communication (written and verbal) — you’re comfortable picking up the phone and having a real conversation
  • A hunter mentality: proactive, resilient, and energized by hitting targets
  • Analytical mindset — you track your own metrics and constantly optimize your approach
  • Familiarity with the U.S. property management or professional services landscape is a strong advantage

Key Performance Indicators

  • Volume of Marketing Qualified Leads (MQLs) and Sales Qualified Leads (SQLs) generated weekly/monthly
  • Conversion rate from initial outreach to booked meetings
  • Daily/weekly outreach volume (calls, emails, LinkedIn touches)
  • CRM data accuracy and pipeline hygiene
  • Response and engagement rates on outbound campaigns
